What Is Structural Waterproofing?
Structural waterproofing is the process of preventing water from entering a building through its structure. It is commonly used in basements, cellars, retaining walls, and below-ground spaces to keep properties dry and protected from water ingress.
Unlike basic damp proofing, which helps stop moisture rising through walls, structural waterproofing is designed to resist water pressure from the surrounding ground. It creates a waterproof barrier that prevents leaks, flooding, mould growth, and long-term structural damage.
There are three main types of structural waterproofing:
- Type A (Barrier Protection): Waterproof membranes or coatings applied to walls and floors to stop water entering.
- Type B (Integral Protection): Waterproof concrete used during construction to make the structure itself water-resistant.
- Type C (Drained Protection): Cavity drain membrane systems that collect water and direct it safely to a sump pump and drainage system.
Structural waterproofing is commonly used for:
- Basement conversions
- Cellar waterproofing
- New-build basements
- Underground structures
- Retaining walls
- Buildings with recurring water ingress
When installed correctly, a structural waterproofing system protects your property from water damage, creates a dry and usable living space, helps prevent mould and damp, and can add value to your home.
Because every property is different, the most suitable waterproofing system depends on the building’s construction, the level of groundwater, and how the space will be used. A professional survey is essential to determine the right solution.
What is a Waterproof Tanking System?
Structural tanking is a waterproofing method that creates a continuous barrier on walls and floors to stop water from entering a building. It is commonly used in basements, cellars, and other below-ground spaces where water pressure from the surrounding ground can cause leaks or damp problems.
The system works by applying a waterproof coating, slurry, membrane, or cementitious barrier directly to the structure. Once cured, it prevents groundwater from penetrating the walls and floor, keeping the space dry and protected.
Structural tanking is commonly used for:
- Basement waterproofing
- Cellar conversions
- Retaining walls
- Lift pits
- Underground plant rooms
- Buildings affected by water ingress
Benefits of structural tanking
- Stops water penetrating walls and floors
- Protects against damp, mould, and structural damage
- Creates a dry, usable basement or cellar
- Extends the lifespan of the building
- Suitable for both new builds and existing properties
Structural tanking is a Type A waterproofing system, meaning it relies on a waterproof barrier to resist water pressure. In some situations, particularly where groundwater levels are high, it may be combined with a Type C cavity drain membrane system to provide additional protection.
A professional waterproofing survey is recommended to determine whether structural tanking is the most suitable solution for your property, as the right system depends on the building’s construction, ground conditions, and level of water ingress.
